CAMBRIDGE — On behalf of 1000165428 Ontario Inc., Arcadis Professional Services (Canada) Inc. has submitted an application to support the proposed Official Plan and Zoning By-Law Amendment applications for developing lands at 220-222 Blair Road.
The proposed development involves the construction of two Mixed-Terrace (stack townhouse) buildings, totalling 32 dwelling units, 16 in each building.
The proposed development is not permitted by the existing Official Plan land use designation and zoning. Therefore, the applicants seek a combined Official Plan Amendment and Zoning By-Law Amendment.
The proposed amendments include a Site-Specific Policy to the ‘Low/Medium Density Residential’ designation, allowing a maximum density of 84 units per hectare on the subject lands.
Additionally, Site-Specific provisions to the existing RM4 Zone are proposed to permit the development.
These requested provisions include:
● Permitting a maximum density of 84 units per hectare, contrary to the required 40 units per hectare.
● Permitting a minimum parking rate of 1.18 spaces per unit while 1.25 spaces per unit is required.
● Permitting a minimum common amenity area per dwelling unit of 16 m², as opposed to the required 30 m².
The subject property, comprising two parcels at 220 and 222 Blair Road, spans approximately 3,884.9 square metres in area, with an estimated lot frontage of 37.9 metres along Blair Road.
Currently, the parcels contain a two-storey fourplex and a single-detached dwelling, both of which will be demolished for the proposed development.
The proposed Mixed Terrace buildings will be three storeys, approximately 10.6 metres high and located toward the northern interior property line.
Access to the site’s surface parking will be from Blair Road, which will provide 38 spaces, including barrier-free parking.
Although bicycle parking is not initially included in the development concept, it will be implemented during the Site Plan application stage to address parking deficiencies.
