GUELPH — 27 Janefield Inc. has unveiled an ambitious plan to redevelop Janefield Avenue in Guelph.
The proposed project targets properties at 41 Janefield Avenue and a portion of 35 Janefield Avenue to transform the area into a vibrant residential enclave.
The subject lands, encompassing an approximate total size of 1,868 square meters (0.1868 hectares), are scheduled for significant redevelopment.
Existing structures, including single-detached dwellings, detached garages, and accessory buildings, will be cleared to construct semi-detached dwellings and detached accessory residential dwelling units.
According to the proposal, the development will feature 12 dwelling units, including four semi-detached units on individual lots.
Each unit will incorporate a basement Additional Residential Dwelling Unit (ARDU) alongside a detached ARDU.
Three parking spaces per semi-detached building are planned to cater to residents’ parking needs, with one space within the garage and two additional spaces stacked side-by-side on a 5-meter-wide driveway.
The project necessitates a zoning by-law amendment to permit the construction of semi-detached dwellings on the subject lands.
27 Janefield Inc. seeks to rezone the property from “Residential Single Detached” (R.1B) to a site-specific “Residential Semi-Detached/Duplex” (R.2-XX) with a site-specific regulation allowing for a maximum driveway width of 5.0 meters, as stated in the planning report.
The request exceeds the permitted regulations by 1.5 meters, as the current maximum driveway width permitted is 3.5 meters under the Zoning By-Law.
The site is also zoned “Low Density Residential” (RL.1), which permits the proposed development. Therefore, an amendment is not needed to change this zoning.
Additionally, the development plans entail severing 41 Janefield Avenue into three lots, designated as Lots 2, 3, and 4. Lot 2 will include a small lot addition from 35 Janefield Avenue.
Lot 1 will occupy the southwest portion of 35 Janefield Avenue, serving as the proposed retained lands from a separate consent application process for adjacent lands at 27 Janefield and the northwesterly portion of 35 Janefield.
The site is situated within the delineated built-up area, and the proposed development aligns with Guelph’s evolving urban landscape.
