CAMBRIDGE — A development for 48 residential stacked townhouses at 60 Light Drive has received approval for a requested minor variance for parking areas and private amenity spaces for the development at a committee of adjustments meeting on November 15, 2023.
Jdf Holding Corporation, the developer and owner of the subject lands, requested a two-part amendment.
The requested amendment proposed projecting a maximum of 2.0m into the front yard of the townhouses for a firewall and balcony.
Balconies for the subject lands can be at most 0.6m into the front yard. Therefore, the minor variance will allow 1.4m of extra space.
The zoning by-law 150-85 requires “that no access driveway, aisle, parking stall, or parking lot in an RM-class zone be located within 6.0m of a window of a habitable room [S.2.2.3 (f)]” as stated in the committee agenda.
Jdf Holdings’ second part of the amendment requested that the parking areas be permitted within 6.0m of a habitable room of a dwelling unit, meaning the parking areas will be closer to the townhouses, which also received approval from the committee.
The subject lands are currently zoned RM3 and OS1, which allows residential development and open space.
Also, the surrounding neighbourhood is designated low-medium density residential and natural open space system—the proposed project requests for the subject lands to be developed for residential use only.

As seen in the site sketch above, a retirement home sits directly beside the subject lands on the left, known as Revera Granite Landing at 30 Light Drive. Low-rise single-detached dwellings face north, east, and south of the property.
