A 6-storey residential development at 45-53 Courtland Avenue East approved in Kitchener

KITCHENER — The City of Kitchener has approved Cantiro’s proposal for a transformative residential development at 45-53 Courtland Avenue East. 

The significant approval allows for the redevelopment of three former single-detached residential properties into a modern six-storey condominium building within the Queen Street Major Transit Station Area (MTSA). 

The approved project will consist of 64 residential units, offering a mix of one, two, and three-bedroom layouts. 

The units are designed to cater to various residents, from young professionals to families. 

The development also includes five townhouse-style units on the ground floor facing Courtland Avenue, which aim to integrate the building seamlessly with the surrounding neighbourhood and enhance the street-level experience. 

The development is ideally located just 450 metres from the Queen Station ION stop, situated on a 0.26-hectare (0.64-acre) site. 

The proximity to the light rail transit (LRT) network ensures residents have easy access to public transportation, making it an attractive option for those who prefer transit-oriented living. 

The site is also minutes away from Kitchener’s downtown core and adjacent to Victoria Park, offering a blend of urban convenience and green spaces. 

The building will feature a gross floor area of approximately 5,607.5 square metres and a Floor Space Ratio (FSR) of 2.4, reflecting its substantial scale and density. 

The six-storey structure will accommodate a variety of living spaces and will stand at 21 metres tall. 

Parking is provided within a single-level underground structure, offering a total of 52 spaces, including three visitor and four barrier-free spaces. 

Additionally, the development will support active transportation with 28 standard-sized and five oversized bicycle parking spaces within the garage. 

For visitors and residents, 20 at-grade bicycle parking spaces will be available near the landscaped amenity area at the rear of the building. 

Cantiro has prioritized the inclusion of community and shared spaces in this development. 

An 88-square-metre indoor amenity area will be adjacent to a landscaped patio, creating a combined indoor/outdoor space designed to encourage resident interaction and communal activities. 

The rear yard will be screened with fencing and vegetation, providing a buffer between the development and neighbouring properties on Martin Street to ensure privacy. 

Several key amendments were required to accommodate the development’s specific needs, which the City of Kitchener has approved: 

● The front yard setback requirement has been reduced from 3.0 metres to 1.5 metres, enhancing the building’s engagement with the street. 

● The side yard setback from the eastern property line has been reduced from 3.0 metres to 2.0 metres, optimizing the use of available space. 

● The required parking spaces have been reduced from 1.25 spaces per unit to 0.81 spaces per unit. 

● The number of visitor parking spaces has been reduced from 11 to 7. 

● The allowable density for the site has been increased to 251 units per hectare, significantly higher than the previous cap of 100 units per hectare per lot. 

Cantiro’s project is a significant milestone in Kitchener’s urban development, particularly within the Courtland Avenue East corridor. 

The development aligns with the City’s vision for higher density, transit-oriented growth in the Queen Street MTSA. 

By providing a mix of housing options and prioritizing sustainable transportation, the project contributes positively to the evolving dynamics of Kitchener’s urban core
