A 13-storey residential development has been proposed for London, offering 126 new units

LONDON — Farhi Holdings Corporation has unveiled plans for a significant residential development project in London, Ontario. 

The proposed 192-196 Central Avenue development aims to transform the current surface parking lot into a modern 13-storey residential complex. 

The project, subject to a Zoning By-law Amendment to allow for site-specific relief to the existing R10-4 Zone, is designed to accommodate 126 residential dwellings and two levels of underground parking, providing 68 parking spaces.

The estimated frontage of the subject lands along Central Avenue is 49 metres, covering approximately 1,869 square metres (0.46 acres). 

The proposed residential complex, designed by SRM Architects Inc., features a 3-storey podium with stepbacks at Levels 4 and 10. 

The ground floor will house a central lobby area, mail room, moving room, internal garbage storage room, and elevators and stairways to the upper residential floors and underground parking. 

Additionally, six townhouse dwellings will be situated on the ground floor, each equipped with private patio areas extending to the second floor. 

Amenity spaces are integral to the design, with a large indoor amenity area on the second floor and an outdoor amenity area atop the covered driveway on the third floor. 

The upper floors (4 to 13) will comprise a mix of residential units accessible via central stairways and elevators. 

A mechanical penthouse on the roof will be screened from street view.
  In terms of parking, the development includes 68 underground parking
spaces, with provisions for six visitor spaces and four accessible spaces. 

Additionally, 114 bicycle parking spaces will be provided, with 101 dedicated to long-term parking and 13 for short-term parking. 

Regarding zoning regulations, while the site’s classification will remain R10-4, special provisions are proposed to permit aspects such as building height, density, setbacks, and landscaped open space. 

Notably, the existing Temporary Use zone, T-70, will be removed from the
subject lands, streamlining the regulatory framework for the development. 

The project aligns with the city’s new Official Plan, The London Plan (“LP”),
as the subject property falls within the High-Density Residential Overlay
Area.
