Brantford Council Approves 33-Unit Stacked Townhouse Development at 816 Colborne Street

BRANTFORD – On November 26, 2024, Brantford City Council approved a rezoning application for 816 Colborne Street, paving the way for the construction of two stacked townhouse blocks with 33 residential units. The application, submitted by J.H. Cohoon Engineering on behalf of 816 Colborne Street Inc., rezoned the property from “Residential Type 1B Zone (R1B)” to “Holding – Residential Medium Density Type A – Exception 96 Zone (H-R4A-96).”

Development Highlights:

  • Site Area: 0.94 acres (0.38 hectares) located within an Intensification Corridor, as per the City’s Official Plan.
  • Density & Design: Two stacked townhouse blocks with 33 units, promoting higher-density residential and transit-oriented development.
  • Parking & Amenities:
    • 35 surface parking spaces (1.06 spaces/unit, below the standard 1.25 spaces/unit).
    • 10 bicycle parking spaces.
    • Amenity space set at 7.5 square metres per unit (below the required 8-9 square metres).
  • Lot Width: Reduced from 30 metres to 28.4 metres.

Access & Traffic Design:

Access to the development will be via a right-in/right-out driveway located 25 metres from the Colborne Street and Locks Road intersection. A raised median will limit traffic movements.

Transportation Concerns:

City transportation staff raised issues about the driveway’s proximity to neighboring properties and potential traffic impacts. To address this, a holding provision has been added to the rezoning approval.

Conditions for Removing the Holding Provision:

  1. Consultation with directly impacted neighbors regarding road improvements.
  2. Approval of a new access design that satisfies City requirements.

This decision ensures that transportation and community concerns are adequately addressed while advancing the City’s goals for higher-density, transit-friendly development.
