LONDON — The Planning Committee has approved a rezoning application to facilitate the redevelopment of 691 Fanshawe Park Road East. The project, led by Creative Structures on behalf of property owner Mamdouh Ahmed, will replace the existing single-detached dwelling with two blocks of stacked townhouses totaling 10 residential units.

Development Details

The proposed development includes:

  • Two 3.5-storey buildings:
    • Building A fronting Fanshawe Park Road East with direct pedestrian access.
    • Building B at the rear with shared amenity spaces and landscaped areas.
  • Site Area: Approximately 0.33 acres.
  • Parking: 10 surface parking spaces, ensuring a 1:1 parking-to-unit ratio.
  • Pedestrian Pathway: Interior pathway connecting the two buildings.
  • Landscaped Open Space: 33.3% of the site allocated to green areas.

Zoning Changes and Provisions

The property will be rezoned from Residential One – Nine (R1-9) to Residential Five – Seven (R5-7), with the following site-specific provisions:

  • Front Yard Setback: Reduced from 8 metres to 3 metres.
  • Interior and Rear Yard Setbacks: Reduced to accommodate the design.
  • Building Height: Increased from 12 metres to 14 metres.
  • Density: Increased from 60 units per hectare to 74 units per hectare.

Urban Compatibility and Vision

The development aligns with The London Plan and the Provincial Policy Statement (PPS) by supporting urban intensification and efficient land use in areas served by transit and infrastructure. The site benefits from:

  • Proximity to public transit stops, bicycle lanes, and commercial amenities.
  • A pedestrian-friendly design that enhances the streetscape along Fanshawe Park Road East.

Supporting London’s Growth

Located in a transitional corridor along Fanshawe Park Road East, the project complements ongoing urbanization and intensification efforts in the area. It contributes to:

  • Addressing London’s growing housing demand.
  • Promoting higher-density residential developments along major corridors.
  • Enhancing the urban character with a balance of built form and green spaces.

Next Steps

With rezoning approved, the project will move forward to meet London’s vision for sustainable urban growth while providing much-needed housing in a highly accessible location.
