NEW HAMBURG — The Township of Wilmot is reviewing an application for the redevelopment of 59 Bergey Court and 12 Shephard Place in New Hamburg, led by NPG Planning Solutions Inc. on behalf of the property owners. The proposed project will replace two existing single-detached dwellings with 35 townhomes, including street and cluster townhomes.
Development Highlights
The proposed project includes:
- Residential Units: 35 townhomes, each featuring one garage parking space.
- Visitor Parking: 14 designated spaces for guests.
- Design Adjustments: Modified front and exterior side yard setbacks, driveway widths, and lot areas to optimize layout and title separation.
Official Plan and Zoning By-law Amendments
To facilitate the project, amendments to the Official Plan and Zoning By-law are required:
- Official Plan Amendment:
- Redesignate lands above the regulatory flood elevation from “Open Space” to “Urban Residential”.
- Zoning By-law Amendment:
- Rezone lands above the regulatory flood elevation from “Zone 2” and “Zone 2f (Residential)” to “Zone 4a (Residential)”.
- Rezone lands below the regulatory flood elevation from “Zone 2f (Residential)” to “Zone 11 (Open Space)”.
- Adjustments to setbacks, lot areas, and driveway widths to accommodate the planned development.
Compatibility and Community Impact
The proposed density has prompted discussions regarding compatibility with the surrounding neighborhood. Key features include:
- Thoughtful building setbacks to balance density with neighborhood character.
- Provisions for visitor parking to address community concerns about traffic and parking availability.
- Rezoning efforts to protect lands below the regulatory flood elevation by converting them to open space.
Next Steps
A detailed report and recommendation from Township staff will be presented to Council on September 9, 2024, for review and decision.
Supporting Growth in New Hamburg
This redevelopment aligns with Wilmot Township’s goals for urban residential growth while addressing site constraints and ensuring sustainable use of flood-prone areas. If approved, the project will contribute to the housing supply in New Hamburg with a mix of street and cluster townhomes.
