NORTH DUMFRIES, November 26, 2024 — The Minor Variance Application for 1889 Seaton Road was approved during the Public Planning Council Meeting. Submitted by Peter Copil on behalf of property owners Laverne and Kara Pharoah, the application enables the construction of a one-storey addition and the extension of a covered porch into the required front yard setback on this rural residential property.

Property and Project Details

The property is located on the southwest side of Seaton Road within the Clarkson rural settlement area. Key details include:

  • Total Area: 5,135 square metres (1.2 acres).
  • Frontage: 48.7 metres (159.7 feet) along Seaton Road.
  • Existing Development: A single-detached dwelling with private servicing.

Approved additions include:

  1. One-Storey Addition: Measuring 6.62 metres by 3.09 metres (20.5 square metres).
  2. Covered Porch Extension: Measuring 6.62 metres by 1.65 metres (10.9 square metres).

These changes reduce the front yard setback from 15.36 metres to 10.55 metres, requiring relief from Section 6.10.1 of the General Zoning By-law No. 689-83.

Zoning and Compliance

The property is zoned Zone Z.2 (Rural Residential) under North Dumfries’ General Zoning By-law. The by-law mandates that building setbacks for existing structures match the distance from the street line to the closest point of the building. Council’s approval of the requested variance allows construction to proceed while adhering to the updated setback requirements.

Supporting Rural Residential Development

This approval highlights the township’s approach to balancing rural residential development with zoning compliance, ensuring property enhancements align with the character of the Clarkson settlement area.
