KITCHENER, December 2024 — A minor variance application has been submitted for the proposed construction of a detached dwelling at 171 Otterbein Road, located in the Grand River North neighbourhood. The property is at the intersection of Otterbein Road and Dunnigan Drive and is currently vacant.

Key Proposal Details

The property is designated “Low Rise Residential” in Kitchener’s Official Plan and zoned “Low Rise Residential Four Zone (RES-4)” under Zoning By-law 2019-051.

The applicant has requested the following variances to facilitate the project:

  1. Corner Lot Width:
    • Proposed: 12.5 metres.
    • Required: 12.8 metres.
  2. Rear Yard Setback:
