137 Emma Street Severance Proposal Submitted to Guelph’s Committee of Adjustment
GUELPH — A proposal to sever the property at 137 Emma Street into two residential lots has been submitted to the City of Guelph’s Committee of Adjustment. The application seeks to divide the existing lot, which currently includes a dwelling and detached garage slated for removal, into two parcels for new single detached dwellings.
The site is owned by numbered companies 1773438 Ontario Inc. and 785412 Ontario
Limited.
Proposal Details
The proposed severance would result in:
- Two residential parcels, each with:
- 13.5 metres of frontage
- 30.5 metres of depth
- 410 square metres of lot area
The property is zoned Low Density Residential 1 (RL.1) under Guelph’s Zoning By-law (2023)-20790 and is intended to preserve the area’s low-density residential character.
Minor Variances Requested
In addition to the severance, the applicant is seeking relief from the zoning by-law through minor variances for both the severed and retained lots. These include:
- Lot area: Minimum of 410 square metres.
- Lot frontage: Minimum of 13.5 metres.
- Side yard setback: Reduced to 1.5 metres for the proposed single detached dwellings.
- Garage width: Maximum of 6.5 metres.
- Driveway width: Maximum of 6.5 metres.
Project Objectives

Public Hearing Scheduled
The Committee of Adjustment will evaluate whether the requested variances are appropriate and meet the intent of the zoning by-law. A public hearing to review the application is scheduled for November 14, 2024.
