KITCHENER — City Council approves a zoning by-law amendment for a 3-storey, 10-unit residential infill development for 1154 Queens Boulevard in the Forest Hill subdivision.
The owner of the subject lands is Sunset Hills Estates Corp., and the development was approved in August 2023.
The subject property contains a single detached house, yet to be demolished.
The property is 0.4 acres in size and is near downtown Kitchener, near St. Mary’s General Hospital. The properties surrounding the subject lands are a mix of low—to high-rise residential, commercial, and industrial buildings.
Sunset Hills Estates Corp. has received approval from the City for developing this property with site-specific provisions and re-zoning.
The application for the zoning amendment received approval in August and required changing the zoning from RES-4 zone to RES-5 zone with site-specific provisions. The now-approved zoning allows multiple dwelling units, as only one was permitted previously.
A side yard setback was approved for 2.5m when the previous zoning required a minimum of 3.0m. Also, the developer has received approval for a front yard setback from the previously required 10.23m to the now permitted 4.97m. A floor space ratio (FSR) of up to 0.6 is allowed, and the developer provided 0.59 in the proposal application, therefore not requiring a provision.
Parking spaces have been approved at a rate of 1.0 parking spaces per dwelling unit, totalling 15 spaces. The 15 parking spaces include residential, visitor, loading, and barrier-free spaces.
Since applications for the development are complete, the next step is beginning construction to have more available housing in the city.
